– Redco Development has proposed a housing development in San Jose’s Willow Glen district.– The project would be located at 940 Willow Street and would consist of a seven-story apartment complex with ground-floor retail.– The development plans show that there would be 126 units, including studios, one-bedroom, two-bedroom, and three-bedroom units.– The current site is a 5,000-square-foot retail strip building with a beer, wine, and spirits store and a fitness center.– The project is still in its preliminary stages, so the final form may be different.– The development would take place on two adjacent parcels owned by different companies.– Redco Development highlights the project’s prime location in the highly sought-after Willow Glen neighborhood.

A proposed development in San Jose’s Willow Glen district could bring a 126-unit, seven-story residential building with ground-floor retail to the area. The project, located at 940 Willow Street, is being spearheaded by Redco Development, a company led by real estate executive Chris Freise.

The apartment complex would be situated at the corner of Willow Street and Kotenberg Avenue, As seen in the coverage by the preliminary proposal filed with San Jose city planners. The project plans submitted by Redco Development reveal that it would consist of 126 apartments, along with ground-floor retail spaces.

Currently, the site at 940 Willow Street is occupied by a 5,000-square-foot, two-tenant retail strip building housing BWS, a beer, wine, and spirits store, and Fit Body Boot Camp fitness center. The proposed development aims to transform this underutilized space into a vibrant residential and commercial hub.

As seen in the coverage by the development plans, the 126 residential units would comprise 52 studios, 51 one-bedroom units, 19 two-bedroom units, and four three-bedroom units in townhouse style. However, it’s important to note that these plans are still in the very preliminary stages and may undergo changes before finalization.

The development would encompass two adjacent parcels at 940 Willow Street, one owned by Gennaros Limited Liability Co. based in Los Gatos, and the other by 940 Willow LLC located in Northridge, Los Angeles County. Neither Redco Development nor Chris Freise is listed as owners of either parcel, as per Santa Clara County property databases.

Redco Development highlights the prime location of the proposed project in Willow Glen, stating, “The property is three short blocks off the main retail corridor of the highly sought-after Willow Glen neighborhood of San Jose along Lincoln Avenue and close proximity to the Highway 280 interchange.”

As this is still in the early stages of development, it’s important to keep in mind that the final form of the project may differ from the current proposal. However, if approved, this housing development would significantly contribute to the ongoing efforts to address the housing shortage in San Jose and provide more residential options in the desirable Willow Glen district.
